■ Active oversight of and coordination of design consultants, construction contractors, and governmental entities.
■ Direction of the design team to focus the project on the market research, and to incorporate market research into the unit mix, finishes and specs, amenities, parking, retail space, etc. that maximizes the financial feasibility of the project and the objectives of the Owner.
■ Attendance at design meetings.
■ Review of design drawings for construction cost savings, market acceptance, and operational functionality.
■ Assistance and guidance during the financing process.
■ Review and monitoring of construction schedule.
■ Site visits to verify progress and proper coordination.
■ Direction of property management company and marketing consultants in development of marketing plan, theme, logo, brochure, signage, etc. in order to ensure highest possible rents or sale prices and quickest possible lease-up or sales.
■ Review and critique of marketing and operating budgets and staffing.
■ Monitoring of lease-up or sales activity, income, and operating expenses to maximize marketing value.
■ Brokerage of the project to maximize returns.
