Opinion Letter - $495 For those in need of a quick third-party assessment of the market, design, amenities, or other aspect of an apartment or condo development or investment, we can provide an Opinion Letter usually within 24 to 48 hours. These are particularly useful for investment committee packages regarding initial commitment to a property acquisition before you are able to engage a full market study.
Value Market Study - $1,950 Includes definition of market area and identification of competitive properties.
Apartments: tabulation of occupancies, rents by floor plan, concession specials, other income opportunities, and written report.
Condos: tabulation of sales, pricing by floor plan, buyer incentives, upgrade option opportunities, and written report.
Signature Market Study - $4,950 Includes all work performed in a "Value Market Study" plus personal tours of the subject property and all primary competitive properties as identified, evaluation of each comp on over 100 points of specs and amenities, and recommendation of rental rates or sale pricing of the subject property as well as amenity and spec programming. Note that air travel and lodging expenses are included for all "Signature Market Studies" anywhere in the United States.
Strategic Market Study - $8,950 Includes all work performed in a "Signature Market Study" plus demand analysis leading to recommendations for the optimum unit mix for most rapid unit leasing or sales absorption. This segmented demand analysis is especially helpful in avoiding the overbuilding of certain unit types relative to actual demand which can result in significant delays in absorption costing much more than the Study.
Property Evaluations and Opportunity Assessments - $1,950 Particularly useful for lenders and receivers with distressed properties. Overall assessment of property presentation, marketing materials, on-site staff, position of the property within the market, and written recommendations for turnaround of the property for maximum financial returns.
Architectural Reviews - $195 per floor plan, $395 per club house Review of marketability of floor plans as well as evaluation of proposed amenities and overall flow of property from a market standpoint. Results in returns several times the cost.
Phone Shopping of Sales or Leasing Personnel - $49 each Personal phone "shop" of sales or leasing agent evaluating 35 points of leasing/sales and closing techniques. If performed quarterly, this is a constructive tool to teach the skills for optimum sales or leasing performance, recouping the cost after just one sale or lease.
Note that other analytical and data options requested by the client may result in additional charges. All work is performed only after a detailed scope of work and fee is approved by the client.
